Asphalt and Paving

Cracked and uneven lots create safety risks. Potholes also hurt your curb appeal. We repair and pave parking areas and driveways so visitors arrive safely. Smooth surfaces also make snow removal easier later.

Tuckpointing and Brick Masonry

Loose mortar lets water seep into brick walls. Over time, the damage spreads and costs more to fix. We repoint damaged joints to keep your structure strong and dry. Healthy masonry protects the whole building.

Frequently Asked Questions

  • How much does a commercial roof replacement or repair cost?

The honest answer is that it depends on your building, and we’ll tell you exactly why. Cost is driven by roof size, the system you choose (TPO, EPDM, PVC, modified bitumen, metal, etc. — *make these clickable links to their respected page), the condition of the insulation and deck underneath, how many penetrations and drains the roof has, and how easy it is to access. Repairs are typically a small fraction of replacement cost, and restoration falls in between. Most projects for buildings like yours fall between $X and $Y per square foot, whereas repairs start at $X per sqft. At All Available Roofing, we provide free, written estimates after an on-site inspection, so you get a real number for your roof, not a guess.

  • Should I repair, restore, or replace my roof?

It depends on what’s happening under the surface, which is why we start with an inspection instead of a sales pitch. Repair makes sense when damage is isolated and the insulation is dry. Restoration, meaning cleaning, repairing, and coating, makes sense when the roof is aging but structurally sound. Replacement is the right call when moisture has soaked the insulation, when leaks keep returning in new places, or when repair costs are approaching the price of a new roof. We’ll show you what we find and tell you which option fits your budget and timeline, even when that’s the less expensive one.

  • Are you licensed and insured, and can you provide certificates?

Yes. All Available Roofing LLC is licensed by the State of Illinois as a roofing contractor (license #) and carries general liability coverage of $ and workers’ compensation coverage for every crew member on your roof. We pull the required permits for work in Chicago (and surrounding municipalities), and we’re happy to send certificates of insurance to your property manager, lender, or insurance carrier before work begins. Regardless of whether you hire us, be sure to ask any roofer for proof, not just a promise.

  • What warranties do you offer, and who backs them: you or the manufacturer?

Two protections matter on a commercial roof. The first is the manufacturer’s warranty on the roofing materials, which covers defects and, on qualifying systems, leaks. [Insert terms, such as “up to 20 years on select systems.”] The second is our own workmanship warranty, which covers errors in installation, where most roof failures start. [Insert term, such as “backed directly by All Available Roofing for X years.”] We explain exactly what each covers, what it excludes, and what maintenance keeps it valid before you sign.

  • Will my tenants or operations be disrupted during the project?

We plan the project around your building, not ours. Before work starts, we agree on a schedule, staging areas, noise and debris controls, and protection for walkways, entrances, and rooftop equipment. Many projects, especially recovers and restorations, avoid a full tear-off and keep disruption low. For occupied buildings, we coordinate with your property manager and communicate timing to tenants. [Insert: “We can work after hours or in phases when needed.”] You’ll always have a single point of contact who answers the phone.

  • Do you offer emergency leak repair, and how fast can you respond?

Yes. A roof leak doesn’t wait for business hours, and neither do we. Call 773-339-9370  to reach our office during business hours, or 469-604-8400 outside of regular office hours in an emergency. We aim to have a crew on site within X hours.[confirm timing] Our first priority is stopping water intrusion with a temporary repair and protecting your property. Then we inspect, document the damage for your insurance carrier, and recommend a permanent fix.
